    What the capture resolves.

    1. Boundary and extent.

      Where the parcel actually ends relative to fence lines, tracks and adjacent use — the question that most often turns into a dispute after closing.

    2. Access.

      How the site meets the road network, whether an approach is passable, and what the turning geometry allows.

    3. Drainage and grade.

      Water movement across the parcel, visible from above in a way that is almost invisible standing on it.

    4. Condition at height.

      Roofs, structures and elevated assets recorded without scaffold, lift or a person on a ladder.

    5. Adjacent use.

      What surrounds the site — the context that a photograph taken from inside the boundary cannot show.

    What makes it defensible.

    Provenance is the difference between imagery that supports a finding and imagery that invites a question. A dated flight log and a pre-agreed capture specification mean the record can be defended on its own terms.

    What does aerial imagery add to a site assessment?

    Extent and relationship. A ground inspection records condition at the points a person can reach. A plan view records the whole parcel at once — boundary, access, drainage, adjacent use and encroachment — which is the part a report cannot assert from photographs taken at eye level.

    Is drone imagery acceptable in a professional report?

    It is used routinely in engineering, environmental and property assessment work. What makes it defensible is provenance: a dated flight log recording where and when the aircraft flew, and a capture specification agreed in advance rather than reconstructed afterwards.

    Can you capture a site the assessor cannot safely access?
